Description
Scarlett were appointed in 2018 to advise Wasps Studios, a Glasgow based charity, on ongoing aspects of their property portfolios in Edinburgh and Glasgow. A key task was to identify a new premises in Edinburgh suitable for creative industry tenants which would then enable the sale of a premises at West Park Place, Dalry which was no longer fit for purpose.
In 2023, following many false starts, we finally identified a suitable 20,000 sq.ft property on Gorgie Road and negotiated a lease with the owner with the option to purchase.
Meanwhile, between 2020 and 2023 we put together a best in class consultancy team for Wasps consisting of Architect, Planning and Heritage consultants to advise on best options for the property at West Park Place. This resulted in a pre-application submission to Edinburgh Council to establish height, massing and acceptable uses for redevelopment of the site.
Following an extensive marketing campaign, the property at West Park Place was sold for redevelopment into PBSA; ultimately the sale was made on a clean basis to a London based PBSA developer.
The property on Gorgie Road was also purchased for Wasps Studios by Scarlett and is now home to multiple artists and creative industry tenants.
This has been an extremely challenging, multi-faceted but ultimately rewarding instruction.
Wasps (Workshop & Artists Studio Provision Scotland) is a charity which provides affordable studios to support artists, arts organisations, and creative businesses. They currently house around 800 artists and 30 organisations at 20 buildings across Scotland.
