Will Scarlett

Prior to commencing Scarlett Land and Development Ltd in 2017 Will ran the Land & Development team at Rettie & Co. for 15 years.

Previously Will worked at Kilmartin Property Group having spent 8 years as a Shipbroker in London and Singapore for Clarkson PLC.

Will graduated from Bristol University and holds an MBA from Strathclyde Business School.


Will’s CV whilst at Rettie & Co. included the JV, sale, acquisition and consultancy on a number of notable land and development sites in Scotland including:

JV: led the UK wide marketing campaign of Edinburgh St James residential opportunity on behalf of TH REAL Estate; JV negotiated with Native Land/Queensberry for the delivery of up to 250 residential units above retail

JV: marketing of Woodcroft Telephone exchange, Morningside, Edinburgh on behalf of Telereal Trillium; JV negotiated with Queensberry to develop and sell 81 units with a GDV of c.£55m

JV: marketing of Balfour Stewart House, Murrayfield, on behalf of Northern Trust; JV negotiated with S1 Developments to develop and sell 51 units with a GDV of c.£30m

Sale: of Capability Scotland’s HQ site in Murrayfield, Edinburgh on behalf of Capability Scotland for £6.25m

Sale: of Dunedin House, Dean House and Croythorn House, Edinburgh on behalf of Aberdeen Property Investors for £19.75m. Dunedin House then re-sold in 2015 on behalf of Hudson Advisory

Sale: of Hawkhill development site, West End, Glasgow, on behalf of the Joint Administrators

Acquisition: of Homebase, St Leonards Street, Edinburgh on behalf of UNITE Student Housing for £9.75m (575 student beds)

Acquisition: of No.1 Lauriston (“Q1”) at Quartermile, Edinburgh (11,148 sq.m / 120,000 sq.ft) on behalf of The University Court of the University of Edinburgh

Acquisition: of the Royal “Dick” Veterinary School, Sciennes, Edinburgh, 0.819 ha (2.025 acres) / approx. 12,288 sq,m (132,276 sq.ft) on behalf of a private buyer

Consultancy and marketing: New Waverley, Edinburgh on behalf of Artisan Real Estate Investors (joint with Savills). Consented for 244 residential units within a mixed-use site

Consultancy: Former Yorkhill Hospital site (21 acre site), West End, Glasgow – lead role for the appointed Property and Planning Advisory team on behalf of NHS Greater Glasgow & Clyde and SFT

Consultancy and marketing; Former Forth Bridges Hotel site, South Queensferry – on behalf of Corus Hotels. Project Management role to obtain planning for 125 residential units; UK wide marketing
